Subdividing land- what you need to know

 

The first thing you need to do, to find out whether or not it is possible to subdivide your land, is to contact a local Consulting Surveyor.

Consulting Surveyors perform subdivisions on a regular basis and they can tell you, the costs that you have to meet, to create your subdivision.

The surveyor will also determine the best possible layout, taking into account council restrictions, shapes, sizes, topography, traffic flow, road and servicing costs etc.

Your surveyor can then prepare the submission and make application to council for approval.

Once the local council approves, they will provide a list of conditions to be completed, before they will endorse the subdivision plans.

Your surveyor will measure the levels of the land and the positions of nearby drainage and services.

The surveyor will also make all the appropriate applications for sewer, water, power, telephone and gas services to be provided.

Only a registered surveyor can legally mark boundaries of subdivisions, in accordance with the Surveying Act.

The surveyor will prepare the subdivision plan and documents, to create any easements or restrictions for the Land Titles Office.

Once the local council has endorsed its’ certificate on the plan and all stakeholders have signed it, the surveyor can lodge the plan at the Land Titles office on your behalf.

After as few weeks, the plan will become registered and title documents issued.

The new subdivision is complete and you are able to transfer ownership of the new lots.
