Q: Can I ask a potential tenant what their current employment situation is?

A: This is a legitimate question and gives you the opportunity to screen any potential problems. It is essential that they can pay the rent, so asking about their employment status is perfectly natural.

 

Q: Can I ask a potential tenant if they have ever been evicted?

A: Yes you can. Previous evictions are a red flag and if a tenant answers with a yes, the next question should be- why?

 

Q: If a tenant is responsible for mould in my property, am I eligible for compensation?

A: Yes, if it can be proven that the tenant is responsible, due to poor ventilation etc, you are entitled for compensation.
