7 Great Features that might actually make your Investment Property harder to rent.

Before you commit to buying or renovating your next Investment Property, consider whether some of these following features may actually deter potential tenants:

  • A school next door.

This could seem like a dream come true to tenants with children but tenants without kids won’t see it that way.

With schools come endless lines of cars, buses, speed limits and don’t forget the noise!

So if you want to appeal to a demographic without children, this might not be a good idea.

  • Main Roads and Busy Streets

Some people will love this but some people really don’t at all. Also, homes that are on busy streets command less value than interior homes when it comes to selling.

  • Double, Triple Storey and Split Level

Staircases may be a problem for some tenants who are older, have bad knees, or have family members with disabilities or with young children.

  • Swimming Pools/Spas

A lot of tenants will not want the bother of maintaining a pool or spa, so unless you live in a really hot climate, give this a miss.

  • High End Renovations

If you install really high end fixtures and elaborate landscaping, you run the risk of overpricing yourself out of your intended market, especially if your property is in a modest neighbourhood.

  • Big Backyards

Many tenants don’t want the responsibility of a big back yard and everything that entails. Once again, this does depend on the demographic of renter that you want to attract.

  • Too much house

Not too many tenants will be concerned whether or not your house has a formal dining room. Look for houses with great storage space and ample bedrooms as this directly influences the rent you can command.
