How much notice must you give a Tenant before entering the property?

There are many reasons you may need to enter your property and there are very clear rules around how much notice, you should provide your tenants.

One of the most common reasons to enter is to conduct a routine inspection.

In Victoria and Tasmania and the Northern Territory, landlords are required to give tenants no less than 24hours notice in writing.

In Queensland, South Australia, WA and NSW and the ACT, landlords must give 7 Days notice in writing.

The first inspection can be conducted after the first three months of the tenancy and then, once every six months after that.

Landlords can have entry between 8am and 6pm, any day except Sundays and a public holiday, for the purposes of:

  • Inspections
  • Valuation
  • Showing prospective buyers/lenders
  • Showing prospective tenants (once notice has been given to current tenants)
  • If there is a reasonable belief that the tenant has not met their duties.
