Getting a development application over the line can be one of the most challenging aspects of the development process.

Developing residential property in Australia, means complying with legislation from all levels of government but mostly from the local council.

Local council will determine if your plan meets the criteria, zoning requirements, laws, policies and local legislation.

What is a Development Application?

A Development Application is a formal request to build or carry development within a Local Government Area.

A DA includes

  • Site Plans
  • Architectural Plans
  • Independent Reports
  • A statement regarding political contributions
  • Construction certificate

Submitting a DA can be confusing, here is a list of professionals that you may want to include in your proposal:

  • Draftsman/Engineer
  • Town Planner
  • Hydraulic Engineer
  • Storm water Engineer
  • Geotechnical Engineer
  • Surveyor

The length of time to assess a DA varies on the complexity of the project and where it is going to be built. All councils have a maximum time period in which they are required to respond to a DA (generally 60 days).

Some of the most common mistakes that people make on the applications are not ensuring that the correct landowner details are provided, missing deadlines for complying with assessment timeframes and not being aware of all site constraints.

Be as transparent as possible when submitting an application as any missing information will only result in delaying the process.
