New players in the industry are helping aspiring investors, get a toehold in Australia’s booming property market, by selling properties just one brick at a time.

Fractional Ownership offers investors part ownership of properties by buying single ‘bricks”, which can start from approximately $67.

Investors can generally buy and sell whenever they like and can own up to a maximum of 5% of any single property’s bricks, depending on the scheme.

It is important to note, that these new players offer investors opportunities to buy above or below the market value of the property and as with any investment, the value of Bricks can rise and fall.

The platform providers generally charge a percentage fee on the purchase price of each brick and most providers will deduct the costs of running the property from the gross income, prior to any dividends being paid.

Investors also have the ability to diversify their property portfolio and invest in different properties on the platform, reducing their exposure to vacancy and tenant risks.

These platforms are mainly registered managed investment schemes and subject to regulatory requirements and oversight.
