According to research conducted by the Real Estate Institute of Victoria, the word that carries the most weight with buyers is – space, closely followed by area, large and open.
At the higher end of the market, it was discovered that words like European Oak, coffee machine and premier schools, guest suite, floodlit, glass fenced and cabana were the most effective.
At the more affordable end of the market, the emphasis should be on words like potential return on investment, per week, portfolio, tenant, vacant, possession and First Home Buyer.
Words that can kill a sale, include motivated seller, cute, charming, TLC & basement.
The study concluded that the best words to sell any home are:

- Open
- Family
- Heating
- Large
- Garden
- Shops
