Why is my neighbour’s land valuation different to mine?

Valuation differences between neighbouring lands are common.

Here are some reasons why your neighbour’s land valuation might be different to yours:

  • the land may have been valued using a different a methodology (rural areas)
  • one block may have better or poorer views, inferior access or steeper topography
  • one block may have constraints like an easement or other encumbrances
  • one may be used for commercial purposes rather than residential

Site value of your land is important because it used to calculate land tax and is the unimproved value of land.  It does not include capital improvements like buildings.
