We know a lot of real estate agents and the following insider information, is the stuff we hear them say but they don’t want clients to know:
- Their commission doesn’t include advertising costs
- Their high profile advertising presence is paid for upfront by their clients and is largely promoting them and not their properties
- They are always negotiable on their commission rate
- It’s pretty easy to become an agent
- Many houses just sell themselves
- You can gain the local market knowledge they have just by doing some research
- They don’t have a database of buyers waiting- buyers in the market are constantly changing
- Your property is worth less than what they tell you in the appraisal, so that you sign with them and then they will beat you down after you sign an exclusive agreement with them
- They will divert enquiries for your property to other properties on their list- remember they are trying to achieve a commission
- They are competing with other agents from their office to sell your home. Their commission is split between the agent who lists your home, the agency and the agent who sells your home.
- You don’t need them for the paperwork- a solicitor or conveyancer handles most of the legal paperwork
- An exclusive agreement means they are entitled to a commission if they have introduced somebody to the property, even if the buyer ends up buying through you or another agent long after the exclusive period has expired
- You can get listed on the major websites and sell a property yourself
- There is a special type of agreement that allows you to sell the property by yourself at the same time as the agent and if you sell it without their involvement- they are not entitled to a commission.
