When purchasing retirement village property, there are a few different types of contracts available.
Consider which of these options is right for you and your circumstances:
- Strata Title
Enables you to own the unit, by paying an agreed amount, to a previous resident or the facility operator.
- Loan and Licence
This usually applies to Not for Profit organizations and Churches and a contribution is paid in the form of an interest free loan.
- Leasehold
The lease is registered on the title deed. A lump sum is paid and you are protected if the village is sold.
When looking to invest in retirement villages, look for facilities close to local amenities and recreational facilities. Research the policies on visitors and pets and what sort of security systems they have in place.
