- Can a tenant stop paying rent whilst waiting for a repair to be done on the property?
Definitely Not! This is a breach of their agreement. A tenant can go to a tribunal to make order for repairs to be done. Use the RealRenta platform for all communications to be date and time stamped and avoid the “he said/she said”.
- Can I insist that my tenants use a professional cleaner when they vacate?
Tenants are required to hand back your property, in a state that corresponds to its’ original condition.
The condition should be documented in the Property Condition Report, which was signed at the beginning of the tenancy. This report does allow for fair wear and tear.
If the property is handed back to you in a poor state and it can be proven, you can organize cleaners and deduct the cost from the tenant’s bond.
- Can I charge the tenant for changing the locks, if they don’t return the keys at the end of the tenancy?
Tenants are responsible for returning all sets of keys provided to them. In some cases, you can keep charging rent until all the keys are returned.
