Q: I have just inherited an investment property from my Uncle and he has always Self-Managed. His tenants were always on fixed-term leases but I am not sure what I want to do with the property. My tenants’ lease is about to expire and I will need to renew their agreement, what is the best course of action?

A: Thanks for the question! In this case, it is probably better to issue the tenant with a periodic agreement, until you decide whether or not you will be keeping the investment property. This way, you and the tenant are only committed for the period stated on the agreement.

 

Q: I like to get to know who my tenants are but sometimes it can be difficult not to encroach on the personal, when you are having a normal conversation. What kind of questions are off limits for landlords?

A: Thanks for this question! This is important. Here are the questions a landlord is not allowed to ask a prospective tenant and can be deemed as discriminatory, if the tenants’ application is not successful.

  • Where were you born? What is your nationality?
  • Have you ever been arrested?
  • What is your sexual orientation?
  • Do you have any disabilities?
  • Tell me all about your kids? Are you planning to have more?
  • What is your religion?
  • Are you married?
  • How old are you?
