Property Fixtures-Who can take what?

Property fixtures are objects attached to land or a building and are considered as an irremovable part of the property.

Typical property fixtures include:

  • Hot water service
  • Range top
  • Wall oven
  • Fixed floor coverings
  • Light fittings
  • Built in dishwashers
  • Garden plants
  • Bushes & trees

Owners are entitled to remove property fixtures when they sell their property and these items should be specifically recorded in the contract of sale.

If you are in the market to buy, always ask the agent about which items are being sold (or not being sold) with the property.

Check the contract of sale to see what items are being sold with the property and if there is any discrepancy, have it corrected before you sign.

Create a photographic record before you sign the contract so that you can refer to it when you conduct your final inspection.
