If you are preparing to renovate and sell your investment property, make sure you seek out advice from experts, especially real estate agents who understand the local market.

What is selling in your area and how much is it selling for, and most importantly, what WON’T be valued by the market?

Here are some quick tips from RealRenta to help you renovate for maximizing the sale price:

  • Renovate the kitchen:

Often, a new kitchen can make or break a new house sale. Make sure there is plenty of counter and cupboard spaces, supported by modern appliances like multi function ovens, split dishwashers and extractor fans.

If the space allows, install an island counter top and install the most energy efficient appliances.

Don’t skip on quality and choose a modern layout that will appeal to most tastes.

  • Renovate the Bathroom or add one.

If you only have 1 bathroom, install another one so that you can appeal to a wider market and get a stronger return.

Ideally, try and install a bathroom to be part of the master bedroom, however if that is not possible, look at the most underutilized spaces.

At a minimum, you need a toilet, vanity and stand up shower and if you have more space, a bath.

  • Redesign a room or create another bedroom.

This is key as properties are described via land size, room number and stories and an extra bedroom gives you a lot of negotiating power. Adding another bedroom can help expand your reach into the market, increasing your appeal and the price you can expect.

  • Add Energy efficient lighting, windows and insulation

Energy efficiency can be a real point off difference. Energy efficient products are great, because you can quantify the potential savings from each feature.

  • Replace old doors and dated fretwork, carpets, paintwork.

People loves houses that have been well maintained, no matter how old they are. Consider cement rendering if you have a property with brickwork.

  • Landscaping

Keep landscaping simple and not complicated. New owners may not particularly want another job maintaining a complex garden.

  • Add a Deck and Outdoor Entertaining Area

Everyone loves a BBQ and if you can add an entertaining space attached to the house or stand alone, it will add significant value, especially if it is close proximity to the kitchen.

  • Light and Space

Knock down walls and let some light in. Free up spaces in the house in the living/entertainment and dining areas.
