Should you allow your tenants to undertake maintenance in your investment property?

Some landlords think that it will save money to let tenants perform maintenance on the property, but think again- often tenants get in way over their head and this creates more work than necessary.

There are plenty of anecdotes about tenants asking if they can “change some things” and the landlord agrees, saying “sure as long as it is nothing major”.

A few weeks later, a Property Manager carries out the routine inspection to find out there is no longer a bath tub in the bathroom.

It is much better to just say NO to tenants who ask.

Your insurance will probably not cover work/changes performed by uninsured and unlicensed tenants and often these can often end up in dispute.

Always use a licensed and qualified professional to perform work on your property.
