How to get your property development application approved by local council.

 Your development application to your local council will need to show the merits of your project and how it will comply with local, state and federal building requirements.

 

In every state, developments that include blocks of units, apartments and/or villas require a ‘multiple-dwelling’ DA to be submitted before you break ground.

Your application should include

  • Site plans

  • Architectural plans

  • Independent reports

  • Disclosure of any political contributions to local council by you the applicant

You will also need to lodge an application for a construction certificate, which relates to the plans that will be used for your development and needs to be approved by either council or a private certifier, before construction can begin.

It is free to speak with your local council’s Development Advisory Unit (DUA), which is generally made up of staff experienced in development planning.

Here are the steps you need to follow to ensure that your application is reviewed in a timely manner:

  • Download and fill out the application form from your local council’s website

  • Provide a Statement of Environmental Effects (SEE)

  • Provide Site plans

  • Provide Floor plans

  • Provide details of Elevations and sections

  • Provide an Electricity Act Declaration Form

  • Additional documents if applicable ( bushfire risk management, flood certificate, heritage documentation etc)

  • Ensure that sewerage is connected

  • Check to see if any trees on your land are protected and include these in your SEE Document

When submitting your application, ensure that the name of the landowner is exactly as it appears on the rate notice- councils will not accept any other variation.
