How to value your own property

One of the first things you need to do when valuing your own property, is to research recent sales of similar properties in your area.

Collate a list of properties that have sold in the last 6 months that have similar attributes to your own property.

The listing price is not important but rather, what the properties actually sold for.

You need to compare like for like, so look at properties with

  • Similar land area
  • Similar construction type
  • Same number of bedrooms, bathrooms etc

There are numerous reports available online that provide estimates of what your property is worth, with recent sales data to back up the estimates.

 Real estate agents are also a good source to access data on recent sales in your area.
