Marketing your property to Chinese Investors

Currently 2% of Australian Real Estate purchases are from Chinese investors.

There are several reasons why this market is growing and one of the main factors is that due to the relatively low Australian dollar, our market is seen as a cheap and stable location for long term investment.

It is also seen as an opportunity for families of Chinese University students to establish a foothold for their children, when they graduate.

Chinese investors are often interested in the higher end of the market as they have generous budgets.

Generally speaking, they seek property close to reputable schools, public transport, parks and shops.

Many investors will look into neighbourhoods where friends and family have already settled.

Whilst Sydney and Melbourne are the main focus, Adelaide, Perth and the Gold Coast are now starting to gain traction with Chinese investors.

This demographic are partial to modern, low maintenance styles with high end finishes, as they allow the investor to either move in quickly or lease to well-financed tenants.

One tactic Australian Agents use is to share listings on Chinese Social Media sites and including the option to make contact via “WeChat”, the messaging app that is widely used in China.

This is an extremely effective  method and often properties are listed and sold overseas, without ever being listed on the Australian market.

Also consider partnering with Chinese property portals and be prepared to expect a multitude of questions, as buyers are generally purchasing the property sight unseen.

Ensure that you have great professional photographs and clear floor plans and all necessary accompanying documents.
